A planning range, not an HFE decision
The estimated loan is the lowest of three limits: the target price, the entered LTV percentage applied to the lower of purchase price and valuation, and the loan supported when monthly instalments are capped at 30% of gross household income. The LTV input is capped at the current 75% maximum so a user can enter a lower HFE assumption where required. The income-supported amount uses the higher of the entered loan rate and HDB’s current 3% assessment floor.
Maximum tenure uses the shortest of 25 years, 65 minus average applicant age, and remaining lease minus 20 years. Buyer’s Stamp Duty is estimated on the higher entered price or valuation. Grants and ABSD are not inferred because the required personal facts are too extensive for a safe generic conclusion.
Maximum-price assumption: price equals valuation, the entered LTV is available, and ABSD is zero unless you include it in additional costs.

Does this calculator determine HDB loan eligibility?
No. Only the HDB Flat Eligibility letter can confirm your eligibility, grants, and HDB loan amount. This page is a transparent planning estimate based on a limited set of inputs.
Which loan type does this page model?
It models an HDB concessionary-loan scenario only. Bank loans use different assessment rates, terms, minimum cash requirements, and switching implications, so they are deliberately not blended into this estimate.
What loan-to-value limit is assumed?
The input defaults to the current maximum of 75%, and the calculator will not accept a higher figure. Enter a lower percentage if your HFE letter or lease circumstances indicate a lower LTV. For a resale flat, the percentage applies to the lower of price and valuation.
How is the income-supported loan estimated?
The calculator limits the estimated monthly instalment to 30% of gross household income and converts that payment into a loan using the higher of the entered HDB rate or the current 3% assessment floor.
How is maximum loan tenure estimated?
The page uses the shortest of 25 years, 65 minus the average applicant age, and remaining lease minus 20 years, with a minimum one-year display. HDB may determine a different result from full applicant and property information.
Why should purchase price and valuation be entered separately?
For a resale flat, the HDB LTV limit is based on the lower of the resale price or the flat value. A cash-over-valuation amount therefore cannot simply be financed as part of the maximum HDB loan.
Does the page calculate CPF housing grants?
No. Grant eligibility depends on household composition, income history, citizenship, property ownership and other scheme rules. Enter only the grant amount shown by an official source or use zero while planning conservatively.
Does the page calculate ABSD?
No. Additional Buyer’s Stamp Duty depends on buyer profile and property ownership circumstances. Enter any expected ABSD in the other upfront costs field after checking the IRAS rules or professional advice.
How is Buyer’s Stamp Duty calculated?

Can CPF OA pay stamp duty and legal fees?
CPF OA can generally be used for permitted housing costs including stamp duty and legal fees, subject to process and CPF usage rules. Some completed-property costs may need to be paid in cash first and reimbursed later.
Why does the form ask how much CPF OA I plan to use?
Using every available OA dollar can weaken your buffer and retirement savings. HDB applicants may retain up to S$20,000 in each OA in relevant HDB-loan situations, but the right amount to retain is a personal planning decision.
What is monthly cash needed after CPF OA?
It is the estimated mortgage instalment minus the monthly OA contribution you choose to direct to housing. It does not include HPS premiums, service and conservancy charges, insurance, repairs, utilities, or renovation financing.
What does estimated maximum price assume?
It assumes purchase price equals valuation, a 75% maximum LTV, the entered funds and costs, and the income-supported HDB loan estimate. It excludes ABSD unless you add it to other costs and does not establish eligibility to buy a particular flat.
What important HDB rules are outside this calculator?
Citizenship, family nucleus, singles rules, income ceilings, property ownership, wait-out periods, credit history, job stability, remaining-lease CPF limits, second-loan rules and occupier restrictions can all change the actual outcome.
Should I commit to an Option to Purchase using this result?
No. Obtain an HFE letter, confirm valuation and financing, calculate all stamp duties, and preserve enough cash for option fees, renovation, moving and emergencies before making a binding commitment.
